It is a very nice and charming house- yes, a bit on the smaller side but a great and comfortable floor plan. The kitchen as been completely remodeled and the architect/owner was extremely clever with the way he adapted a small space from the garage into extra kitchen space- just enough to make a nice difference. This is one of the better kitchen remodels in the Harbor Highlands/ Dover Shores area of these type of homes. Another great feature is the back yard. It’s very private, surrounded by single level homes, and has a beautiful pool and spa with a nice grassy area as well- pretty ideal set up!

I held this house open last weekend and there was a ton of traffic. I was pleasantly surprised with how many people were looking. All visitors were very positive with their feedback. Even the previous owners came by to check out the remodel (nice meeting them as well). But here’s the interesting opportunity: For about 175K down, a buyer can take over the current owners’ payments of $4,000 per month. This would be an AITD deal (all inclusive trust deed). The note is at 3.5%. This type of deal is for a buyer who wants to purchase a home but doesn’t-or can’t- qualify for traditional financing (ie: short sale or bankruptcy on credit history). This is a complete original home – actually it’s the first time ever on the market as it is the original owners that are selling it (or the children at least). It has  1,853 square feet (which sounds small for a 4 bedroom house) but the floor plan really works and makes this listing seem much larger. It is on a huge 9,200 square foot corner lot. Now this is on the corner of Sussex and Dover (one of Dover Shores’ busiest streets). When I previewed the house I was surprised to find that the house is not as affected by the Dover as I would have predicted. I also think there are a few things that could be done to the property to further insulate it. It has a huge front courtyard and there is a pool in the rear yard. This is the exact model of home that I live in and it is perfect for a family (but I’m a bit biased here).

The month of September brought a total of 11 new listings to the Dover Shores area. The same exact number (11) of homes sold as well. I was surprised to see this many closings this month as it seemed to get very quiet this past month. There are also currently 12 properties under contract in the Dover Shores area. All statistics on the graph are for single family homes only.

The most expensive closed sale in the Dover Shores Area this month was 12 Cape Andover in the Castaways. It sold for 1.8M to an all-cas buyer. This is the second time this home traded in 2011, the first time it sold for 1.75M (how did the value of this one go up 50K?). Another notable sold property was 1900 Diana in Harbor Highlands. This was a quick transaction for a small 4 bedroom house. It was a short sale and sold for $835,000. I think this was one of the best deals we’ve seen in the neighborhood for a long while.

I just previewed it on this Tuesday and learned that there were a couple interested parties in the home. Well, flash forward a couple days and the property is now under contract.

This property is what I would consider a perfect Dover Shores family home. It has 4 bedrooms/ 4 baths with approximately 3,000 square feet of living space on nearly a 10,000 square foot lot. The floor plan and finishes are what really makes this house great. Good sized bedrooms, a huge family room, open kitchen, dining, all on a single level makes this a great property. The master was nice and in addition it has a nice work space perfect for keeping organized. All of this plus a beautiful pool and private back yard. I’m starting to get tired from trying to list all the nice features of this Dover Shores family home. Today there were two homes currently on the market in the Dover Shores area that were worth a look: 2308 Private Road and 22 Cape Andover.
2308 Private Road is a property that I remember seeing about a year or so ago but I will typically always go revisit a listing like this especially since it’s on one of the most unique streets in the Dover Shores area. This is the one that has a community pool in the center of the cul-de-sac. It’s worth a look if you’ve never seen it before. The house is nice and it has a bit of a Back Bay view.

This is a total fixer, but the bones are pretty good. Most people looking for homes in East Side Costa Mesa may not know exactly where this block of Aliso is (it runs parallel to Paloma). It’s a sleepy little street with some nice homes on it. The house itself is barely livable in it’s current condition, but with a contractor and some elbow grease, this could be an ideal home. At this point, there are a couple offers on the property, but the Bank has not committed to either Buyer (yet).

There were two homes I needed to see and one of them is a perfect family home opportunity.
1912 Holiday Road, Newport Beach is now on the market for $1,395,000. This is a 4 bed/4 bath family floor plan with over 3,000 square feet on a 8,856 square foot lot on a nice Dover Shores Area street. It has a huge front yard and in the rear is a private pool and spa. Overall, this floor plan is nearly perfect for a family: open floor plan with casual living along with formal dining and entertaining area. It also has a nice little office/work area right off the kitchen. Nice master suite and attached garage. What else does a Dover Shores buyer need? The finishes could be deemed a bit dated, but not enough to keep me from recommending it.

The other house was 1400 Santiago- a 4 bedroom on a large private lot of over 10,000 square feet. This one is a bit more sophisticated and the price is appealing to the higher end as well. At $1,835,000 the Sellers may have to go through some growing pains before finding their buyer. It has a huge private backyard with pool.

It’s a 3 bedroom 3 bath house considered a ‘flip’. The Sellers purchased direct from the previous owners. They then did a complete interior remodel. It had a nice kitchen and great room, but rest of the floor plan wasn’t ideal, nor was the way it flowed (or didn’t flow) to the side and rear yard. Iwas surprised to see a pool on the side yard. Well, the trend of under 1.2M properties in Dover Shores continues… to sell that is.
